KIP Real Estate Investment Trust (KIP REIT) has completed the purchase of the remaining lease interest in an industrial property located in the Johor Port Authority Industrial Area, Pasir Gudang, Johor, for RM23.3 million cash. The asset was appraised at RM24.1 million (as at 2 July 2024).

The property is a single-storey detached warehouse with an annexed double-storey office, plus a guard house and pump house, sitting on industrial leasehold land. It offers a net lettable area (NLA) of 184,120 sq ft and is currently tenanted to PK Fertilizers Sdn Bhd.
Income visibility: fixed term + automatic renewals
The initial tenancy runs for three years, followed by four automatic renewals, each three years, giving longer-term cash flow visibility and supporting income stability for the REIT. Management also points to built-in rental escalation as a driver of sustainable returns.
