Johor‑based property developer KSL Holdings Bhd has officially launched Riveria Garden, a large‑scale master‑planned township in Iskandar Puteri with an estimated gross development value (GDV) exceeding RM15 billion, marking the group’s biggest township project to date. Strategically positioned within the Johor‑Singapore Special Economic Zone (JS‑SEZ), Riveria Garden is designed to support KSL’s long‑term growth trajectory over the next 15 to 20 years while contributing to the region’s integrated economic agenda.
Ambitious First Phase Launching in 2026
The township’s initial 100‑acre phase, scheduled for launch in 2026, carries a GDV of approximately RM2.03 billion. This Phase 1 rollout will introduce 1,074 landed homes, including contemporary double‑storey terrace units under the Aluna series and wide‑frontage double‑storey cluster homes in the Elora series.
In addition to landed residences, the first phase will include a high‑rise residential and retail component featuring 2,160 serviced apartments and 82 shop lots across the Riverhaus and Riverpoint precincts.
Lifestyle, Amenities and Strategic Connectivity
Riveria Garden’s masterplan is anchored around lifestyle‑focused facilities, including a riverfront landscaped park and a premium RM20 million wellness clubhouse, aimed at delivering a self‑sustained and nature‑inspired living environment.
Connectivity benefits are set to improve with the completion of the Sultan Ismail–Kota Iskandar Highway interchange in March 2026, which links directly to the Iskandar Coastal Highway and places the Malaysia‑Singapore Second Link CIQ within a 10–15‑minute drive.
The township also benefits from proximity to a range of established lifestyle and community amenities, including LEGOLAND Malaysia, Horizon Hills Golf Club, and reputable private healthcare and educational institutions, enhancing its appeal for families and investors alike.
Company Outlook and Market Position
KSL’s executive director noted that Riveria Garden represents a significant milestone for both the company and the Iskandar Puteri region, combining integrated planning with strategic economic alignment within the JS‑SEZ. The launch also comes on the back of strong sales performance, with KSL reporting RM1.35 billion in property sales in FY2025 and targeting RM1.6 billion in FY2026.
