Malaysia’s property industry highlights six key areas for Budget 2027, including housing affordability, financing, planning and infrastructure.

Bridging Government Policy and Property Industry
As Malaysia prepares for Budget 2027, StarProperty’s Budget 2027 Roundtable brought property industry leaders and policymakers together to discuss key challenges facing the housing market. Rising development costs, financing accessibility and the gap between household income and property prices were among the issues highlighted.
Six Key Policy Areas
The roundtable’s recommendations focused on six areas: housing affordability, urban liveability, home financing, demand-led urban planning, regulatory efficiency, and infrastructure in East Malaysia. The proposals include targeted support for construction costs, more flexible home financing, better use of local housing data and streamlined approval processes.
A More Data-Driven Property Market
The recommendations were developed from a nationwide survey involving property developers, including industry groups from Sabah and Sarawak. The aim is to better align housing supply with actual market demand, while addressing the costs and regulatory challenges involved in delivering new homes.
Why It Matters
The discussion highlights how housing affordability goes beyond property prices. Financing options, construction costs, infrastructure and better planning all play a role in shaping a more accessible and responsive Malaysian property market.
