Growing Student Demand
Malaysia recorded 159,138 international students in 2025, making up 12.6% of total enrolment across public and private higher education institutions. Many students currently rely on conventional rentals and older apartments, leaving room for professionally managed accommodation with better security, study spaces, internet access and communal facilities.
Opportunity for Investors
Asia-Pacific student housing investment volumes tripled between 2022 and 2025, while cross-border investors accounted for around two-thirds of regional transactions in 2025. Malaysia’s relatively affordable education, strong international student base and growing university network could make it an increasingly attractive market for developers, REITs and institutional investors.
Why It Matters
Malaysia is unlikely to replace Australia as the region’s leading student housing market in the near term, but growing investor interest could create opportunities in established university areas.
