Sime Darby Property Loses RM78.6M WCE Compensation Claim

Court Overturns Compensation Award
Sime Darby Property Bhd has lost its bid to retain an additional RM78.6 million compensation award related to land acquired for the West Coast Expressway (WCE) project. The Shah Alam High Court ruled in favour of the Malaysian Highway Authority (LLM), setting aside the compensation for severance and injurious affection.
Dispute Over Land Acquisition Compensation
The case involved seven land parcels owned by Sime Darby Property’s subsidiary, Sime Darby Property (Klang) Sdn Bhd, covering approximately 504,101 square metres. In 2015, total compensation of RM169.3 million was awarded, including RM78.6 million for losses affecting the remaining land after acquisition.
Company Reviews Next Steps
Following the ruling, Sime Darby Property said it is assessing the financial impact of the decision and reviewing available legal options. The company noted that the matter is not expected to have a material impact on its current operations.
Why It Matters
The case highlights the complexities surrounding compulsory land acquisition for major infrastructure projects. While highways and infrastructure improvements can create long-term development opportunities, compensation disputes remain an important consideration for landowners and developers involved in large-scale projects.
For property developers, infrastructure projects can bring both opportunities and challenges. Improved connectivity may enhance surrounding land value, but acquisition processes, legal disputes and compensation considerations can also influence project planning and financial outcomes.
